What is the Toyoko-Inn Concept?

(1) The revival of the "Station inn"
Toyoko Inns are western style hotels located close to railway stations and are thus very convenient for travellers. Our rates are as reasonable as traditional station inns but we offer the convenience and comfort of a modern hotel. Managers and staff are all local people and therefore take particular pride in their hotel. Most Toyoko Inn hotel managers are women, and this is an echo of the "Okami-san tradition" in wayside Japanese ryokan when the lady of the house acted as hostess to guests. Our managers make every effort to provide you with the hospitality and comfort of the traditional ryokan.

(2) The Toyoko Inn Ownership Model
The usual hotel ownership model in Japan involves the purchase of land by the hotel company and construction of the building financed by bank loans. Many such projects were implemented during the "bubble" period when land prices were very high. Several hotel companies thus have debts no longer supported by the collateral land value, and with exposure to high interest burdens should the rates of interest rise. For hotel chains with this kind of exposure the risk is considerable.

Toyoko Inn recognises that a landowner may wish to extract maximum value from a plot which may be unsuitable for the construction of a condominium or office building. Furthermore the owner may not wish to assume the burden and bother of finding tenants and managing the building. Our hotel development company is constantly on the lookout for such cases. The Toyoko Inn proposition is that the landowner finance the construction of a hotel building to our specifications. Toyoko Inn then leases the building under a thirty year lease and operates the hotel. The owner thus receives steady income to cover financing and estate tax payments and has none of the complications or risks of administering the property. Thus the owner is happy, the bank is happy with steady income, the hotel guests are happy with the quality and reasonable rates, and finally we are happy because we make a satisfactory profit from the business.

(3) Full-fledged low cost operation
It is said that some 70% of the hotels in Japan are losing money. Our belief is that much of this is due to the cost incurred in maintaining the large hotel format which became common in Japan in the 1970s and 80s. This includes a full range of restaurants, banquet rooms, wedding halls, and reception and meeting rooms. While the economy was booming this might have been good business, but today the demand for lavish wedding ceremonies and receptions is sharply down. We were fortunate to have based our hotel concept from the outset only on what we felt necessary to provide the traveller with a comfortable, convenient and reasonably priced place to stay the night. We provide a Continental or Japanese breakfast, depending on the hotel, but have no full restaurant, no banquet rooms, and no wedding business. In order to keep our prices reasonable while maintaining an attractive hotel for the customer, and doing good business for ourselves, we work on a number of business principles:-
a). Our subsidiary Toyoko Inn Development Co. Ltd. has refined the art of designing hotel buildings, maximising the number of rooms arrangeable on each plot while preserving our usual floor area ratio. Our policy not to include restaurants or large meeting rooms increases area usage efficiency.
b). Outside contractors are only employed to construct the exterior walls and the building frame. Our group company, Toyoko System Denken Co. Ltd., then takes over to install all the electrical and other interior fittings, and the bathroom units. They specialise in this work and have developed valuable expertise over the years in installing high quality materials at very reasonable cost.
c). We achieve substantial cost savings by seeking out good quality reasonably priced furniture and fixtures and placing bulk orders.
d). Our operations are designed to save expensive staff costs. We have no doorman or bell boy, and no room service. At our headquarters office, we keep our costs to the minimum and have less than thirty staff. Much of the day to day responsibility for managing each hotel lies with the manager on the spot.
e). Maintenance and refurbishment of Toyoko Inns are also carried out by Toyoko System Denken. By retaining this work within the group we achieve very considerable cost savings. It is our policy to refurbish our hotels every five years.
f). We also carefully monitor and control all costs and make every effort to economise electricity and water costs without compromising our quality of service to the customer. In summary our aim is to construct and operate our hotels to provide accommodation for travellers which they will welcome, and from which Toyoko Inn can make a reasonable profit.

(4) Services for Clients
Part of our philosophy is to pass on to our clients the benefits of the cost saving policies outlined above. We thus offer:- reasonable room rates; 140 cms size semi-double beds; trouser press in each room; acceptance of various tokens at par value for payment; vending machine drink prices at ¥100; a complimentary Japanese newspaper; complimentary Continental or Japanese breakfast; internet sockets in each room; and non-smoking rooms in each hotel. In short, our goal is to reduce our costs as far as we can without compromising the highest standards of essential service.

(5) Maintaining the "Okami-san" tradition
Nearly all Toyoko Inn hotels are managed and staffed by women, indeed 95% of Toyoko Inn employees and five of our directors are women.

(6) Our Future Plans
Thanks to the support of our valued clients we have been able to expand our hotel network steadily, adding several new hotels each year. Our aim is to expand to 100 hotels or 10,000 rooms in the very near future and to all prefectural capitals and other important cities. Locations will include not only sites convenient for stations, but close to airports, and to convenient points, sometimes offering several hotel possibilities in large cities. Internationally, we are already establishing a hotel in China, and if we are successful, will expand our overseas network to other Asian cities and areas such as the US West Coast.
